Every aspect of your project is planned under the same roof and coordinated to meet your ministry goals and objectives.  Through consultation with the other key members of the BGW Services team, we are able to determine whether funding sources are sufficient to meet the funding needs of the project.

 

If the needs are greater than the sources, then a funding gap exists.  At this point, we seek to work and walk with ministry leaders in the stretch of faith with a view to how God might get glory in funding the gap between needs and sources.  We view this as an iterative, looking-forward-in-faith consultative partnership process where we seek to hear from God with the leaders on how to proceed in God’s way with the project.  We help our clients think creatively about how to fund the gap: value engineering discussions with other professionals involved in the project (i.e., architects, builders, engineers, capital campaign experts, etc.).

We have sought out those institutions that want to finance Kingdom growth and the capital expansion needs of churches. BGW Financial focuses on creating a win-win situation for all parties involved, including the church, the investors and the financial institution.  Key strategies employed by BGW | Financial to achieve your financing goals include:

 

•   internal private placement - Small group of church members privately finance the project using mortgages as security (usually first trust deed)

 

•   internal church placement - Church membership finances long-term debt through a church bond issue

 

•   external private placement - Long-term church debt is financed directly with trust, private equity fund, mutual fund or insurance company

 

•   external public placement - The investing public is offered the opportunity to finance the church’s long-term debt through an externally focused bond issue

 

•   combination & Tax Exempt financing - In some cases, a combination of financing options or tax exempt financing is utilized to meet unique needs or to maximize tax benefits.

 

In some circumstances, a ministry may have sufficient internal capital resources to fund its project with what we call stewardship gifts and stewardship investments.  This can be particularly helpful in situations where the ministry may not be able to qualify for enough conventional or traditional bond financing to fund the sources needed to complete the project.  A ministry may also be able to structure its own creative financing for the project.  This is what we call “member-funded creative financing.”
